The local picture in Newcastle
Newcastle City Council licenses HMOs under the national mandatory scheme and has also operated additional licensing for smaller HMOs, so properties below the mandatory threshold can still need a licence. Student areas such as Jesmond, Heaton, Sandyford and Fenham have a high concentration of shared housing and attract close attention from the licensing team.
Parts of the city are also subject to Article 4 directions affecting conversions to small HMOs. Planning is a matter for the council and we do not advise on planning applications, but it is worth confirming before evidence is gathered for a licence.
