Who we are

A managed property compliance service and consultancy for landlords, letting agents and property professionals.

We combine practical compliance delivery with knowledgeable, personal support.

Whether you know exactly which certificate or inspection you need, or simply have a property issue and need help understanding the right next step, we can help.

Our role is to understand the requirement, identify the appropriate solution, coordinate the right qualified specialist and manage the process through to completion.

That can mean arranging a routine EPC, Gas Safety Record or EICR, coordinating remedial works following a failed inspection, or sourcing specialist professionals for more complex requirements such as HHSRS2 property assessments.

You have one point of contact throughout.

  • No searching through multiple contractors.
  • No being passed between different providers.
  • No expectation that you already know the technical answer.

Tell us what you need help with and we will help establish the right route.

One point of contact.

The right specialist.

Clear next steps.

Tell us what is happening at the property

One form for every requirement. You do not need to know which certificate or inspection you need. We will read it, establish the right route and come back to you with clear next steps.

For example a certificate has expired, an inspection has failed, a tenancy is starting, or a letter has been received from the council.

Exact price confirmed within the hour.

Gas Safety CP12

from£75.00

Exact price confirmed within the hour.

EICR

from£149.00

1 to 2 bedrooms. Larger properties banded by bedroom count.

Exact price confirmed within the hour.

What the price includes

  • Every subcontractor's registration is verified before instruction, and an unsatisfactory EICR is quoted, put right and re-certified rather than handed back as a report.
  • One coordinated invoice across all services, with certificates stored and renewal dates tracked at no extra cost for as long as you remain a customer.

When it fails

Anyone can hand you a report. We fix what is in it.

An unsatisfactory EICR is the point most landlords get left on their own. This is the part we are built for: we quote the remedial, get the work done through a qualified electrical contractor and see the satisfactory certificate issued.

  1. 1

    Unsatisfactory report received

Send us the EICR. We read the coded observations and identify what actually has to be put right.

  2. 2

Costed remedial quote within 24 hours

A written, itemised quote covering the C1, C2 and FI items, with nothing added that the report does not require.

  3. 3

    Works booked

Once you accept, we book a qualified electrical contractor and confirm access arrangements with you or your tenant.

  4. 4

    Photo evidence on completion

Before and after photographs of the remedial work are returned with the paperwork so you can see what was done.

  5. 5

    Satisfactory certificate issued

The installation is re-tested and the satisfactory certificate is issued, stored against your property and tracked for renewal.

Energy standards

Your EPC C deadline is closer than 2030.

From 1 October 2030 every private rented property must reach EPC C or hold a valid exemption, with penalties up to £30,000 per breach and a £10,000 cost cap. If you secure an EPC C before 1 October 2029 under the current methodology, the property is treated as compliant until that certificate expires. That window is closing.

In plain English

Landlord compliance, clearly explained

What Sunderland Landlord Compliance helps with

Sunderland Landlord Compliance helps landlords coordinate EPC Assessments Sunderland, Gas Safety Records and CP12s, EICR support for landlords, remedial works after an unsatisfactory EICR, landlord compliance renewal tracking, document storage and follow up recommendations across Sunderland and the North East.

Who the service is for

Single-property landlords, portfolio landlords, accidental landlords, letting agents and homeowners who want clearer records, tracked renewal dates and a single point of contact for property compliance. We do not act as a letting agent and do not provide legal advice.

How the coordination process works

Tell us the property and what you need. We review the request, confirm price and availability in writing, arrange the visit with a suitable qualified provider, then store the returned certificate against your property record. You can bundle several services into one quote.

What happens after a certificate or report is received

The returned document is filed against the property, the renewal date is captured, and any follow-up recommendations (for example an unsatisfactory EICR needing remedial work) are flagged with a next-step suggestion. Where remedial work is needed, we can coordinate quotes and completion evidence.

Why renewal tracking matters for landlords

Property compliance is not just about getting a certificate and filing it away. Landlords need clear records, clear renewal tracking and clear next steps. Missed renewal dates can leave a property non-compliant at the point it matters most, at check-in, at inspection or during a claim.

FAQ

Common questions

SLC coordinates EPCs, Gas Safety Records / CP12s, boiler service add-ons, EICRs and remedial works after an unsatisfactory EICR through independently qualified subcontractors. SLC Platform Access keeps the returned certificates, expiry dates and renewal reminders visible in one place. Multiple services can be requested in a single quote.

SLC publishes a from price guide rather than fixed prices. Each quote request is reviewed manually so the price reflects the property, services required, access and availability. Submit a quote request and SLC will confirm your exact price, availability and next steps in writing, usually within one hour during office hours, and always the same working day. Payment in full secures your booking and gets you the earliest available slot. Quotes are valid for 7 calendar days from issue unless stated otherwise.

Yes. Landlords and letting agents can request EPC, Gas Safety / CP12, boiler service add-on and EICR in a single quote. Bundling helps coordinate access and reduces back and forth.

Gas Safety Records / CP12s renew every 12 months. EICRs are required at least every 5 years. EPCs are generally valid for up to 10 years unless replaced. SLC tracks every expiry and renewal date for properties on Platform Access.

EPCs are completed and lodged by accredited Domestic Energy Assessors. Gas Safety Records / CP12s and boiler servicing are carried out by Gas Safe registered engineers. EICRs are completed by properly qualified electrical contractors. SLC coordinates the booking and keeps the records.

From 1 October 2030, privately rented homes are expected to need to meet the higher PRS energy efficiency standard, broadly equivalent to EPC C, unless a valid exemption applies. Reviewing weaker EPC positions early gives landlords more options ahead of the change.

No. Sunderland Landlord Compliance does not provide legal advice, possession advice or eviction advice. Our role is to coordinate landlord compliance services, keep records visible and track renewal dates.

Returned certificates from every service are stored against each property on SLC Platform Access, with renewal date and expiry tracking, portfolio view for landlords, letting agents and homeowners and a single point of contact for upcoming renewals.
